RENTAL MANAGEMENT OF YOUR PROPERTY:


Investing in a second home can be synonymous with profitability but requires some management and therefore time, whether to find tenants, draw up rental contracts or inventories, troubleshoot tenants if necessary and maintain your good. For this, calling on our agency ID Javea, to manage your property, may be necessary to optimize your property, save time and therefore make your life easier.



HOW RENTAL MANAGEMENT WORKS

You give us the power to rent your property, to collect the rents or to grant discounts or deadlines, to have the necessary work carried out after your agreement, to find the tenant, to sign the rental contracts. It should be noted, however, that this search for a tenant entails a significant additional cost, so we offer you 2 options:


First option:


The owner takes care of finding the tenants by his own means (airbnb, booking...) and we take care of the stewardship on site: reception of the tenants with handing over of the keys at the entrance and at the exit as well as a brief inventory, for €100 excluding VAT (entry and exit during office hours from 10 a.m. to 6 p.m.). Afterwards, if we have to intervene on site during the tenants' stay, for any problem, the cost of this intervention is €30 excluding tax (including 1 hour, then €25 excluding VAT/additional hour). The cost of cleaning ladies is: €15 excl. VAT/hour (a major cleaning is to be paid at the start of the rental season by the owner, then it is the successive tenants who will pay the intermediate cleaning) unless you already have a team that takes care of it.



Second option:


We take care of everything, at no additional cost (except for any minor work and 1st cleaning before the rental season): we find the tenants for you, we take care of receiving them to accompany them to the villa (or the apartment), we explain to them the practical operation of the accommodation, we advise them on places to visit, on restaurants or other... we carry out a brief inventory of fixtures, we take care of organizing the intervention of the cleaning ladies , changes of linens, checking that everything is working well, we go to see the tenants if a problem arises during their stay (and we bring in a trusted professional if necessary). Service: 30% excluding VAT of the rental price
